Is Mana Vista Worth It at Rs 1.10 Cr to Rs 1.69 Cr?

Short answer: at Rs 1.10 Cr to Rs 1.69 Cr, Mana Vista is worth a serious look if you want a mid-size 2.5 or 3 BHK in Gattahalli, off Sarjapur Road, and you can wait until possession. As an investment, the case is slightly positive, not spectacular. It is not worth it if you need a home soon, if the final cost sheet pushes the EMI beyond your comfort level, or if you need a much larger 3 BHK.

That distinction matters, because Rs 1.10 Cr to Rs 1.69 Cr is not one price. It is a range across four configurations, and the value changes completely between the smallest 2 BHK and the largest 3 BHK.

Prices change with floor, facing, and availability. Get your exact unit cost in writing before you decide.

What Rs 1.10 Cr to Rs 1.69 Cr Actually Buys

Mana Vista is in Chikkanayakanahalli, Gattahalli, off Sarjapur Road, Bangalore. It offers 2, 2.5, and 3 BHK homes across three towers of Ground plus 14 floors, with 30+ amenities and a 12,000 sq. ft., 3-floor clubhouse.

Here is what that range looks like, configuration by configuration:

  • 2 BHK: 1,127 to 1,135 sq. ft., Rs 1.10 Cr to Rs 1.24 Cr
  • 2.5 BHK: 1,100 to 1,135 sq. ft., Rs 1.16 Cr to Rs 1.25 Cr
  • 3 BHK, 2 toilets: 1,350 to 1,357 sq. ft., Rs 1.32 Cr to Rs 1.54 Cr
  • 3 BHK, 3 toilets: 1,460 to 1,563 sq. ft., Rs 1.44 Cr to Rs 1.72 Cr

The largest 3 BHK goes up to Rs 1.72 Cr, so the top end is sometimes quoted above Rs 1.69 Cr. Do not compare a 2 BHK starting price with a 3 BHK top price and call it a range. Compare like with like.

For full configuration detail, see the Mana Vista price and the Mana Vista floor plan page.

The Per Sq. Ft. Trap

Per sq. ft. is where most buyers get misled. The same home can look cheap or expensive depending on what is included in the price and how the area is measured.

On a straight price divided by size basis, Mana Vista works out like this:

  • 2 BHK at Rs 1.10 Cr for 1,127 sq. ft.: about Rs 9,760 per sq. ft.
  • 3 BHK at Rs 1.44 Cr for 1,460 sq. ft.: about Rs 9,863 per sq. ft.
  • 3 BHK at Rs 1.69 Cr for 1,563 sq. ft.: about Rs 10,813 per sq. ft.

That figure climbs once floor rise, parking, and other charges are added to the base price. It also changes if you compare carpet area in one project with super built-up area in another. So do not pick a project on headline per sq. ft. alone. Compare total cost, for the same area definition, across every project on your shortlist.

What the Monthly Payment Really Looks Like

Price is not the same as monthly cost. At 80 percent loan, 8.5 percent interest, and 20 years, the EMI examples are:

  • Rs 1.10 Cr home, Rs 88 lakh loan: EMI Rs 76,368 per month, total interest about Rs 95.3 lakh
  • Rs 1.44 Cr home, Rs 115.2 lakh loan: EMI Rs 99,973 per month, total interest about Rs 124.7 lakh
  • Rs 1.69 Cr home, Rs 135.2 lakh loan: EMI Rs 1,17,330 per month, total interest about Rs 146.4 lakh

These are illustrative calculations, not a loan offer. Your rate, tenure, and loan amount will change the figure. Maintenance, property tax, and other charges are not in these EMI figures, and a construction-linked loan also has a pre-EMI phase during construction. Factor all of that in before you judge affordability.

Two Worked Examples

Example 1: a couple working in Electronic City or the Wipro SEZ corridor, with a budget around Rs 1.20 Cr. A 2.5 BHK at Rs 1.16 Cr, with a 20 percent down payment of about Rs 23.2 lakh plus registration and other charges, gives an EMI of about Rs 80,534 per month on the same 80 percent loan, 8.5 percent, 20 year basis.

That is the core Mana Vista buyer: a mid-size home, close to the Sarjapur Road IT corridor, without paying for a large 3 BHK they do not need.

Example 2: a family that needs a large 3 BHK and has a budget above Rs 1.70 Cr. At that point Mana Vista stops being the obvious pick. A 3 BHK of 1,460 to 1,563 sq. ft. at Rs 1.44 Cr to Rs 1.72 Cr is a different proposition from a larger 3 BHK elsewhere, and the comparison below shows why size, not just price, should drive the choice.

How Mana Vista Compares With Nearby Projects

Here is how three nearby projects compare, on the same measures: size, starting price, land, units, and possession.

Put together, the comparison is clear. Mana Vista is not the cheapest entry, not the largest 3 BHK, and not the earliest possession. Its case is a middle position: a high-rise project in Gattahalli, with a 2.5 BHK entry point, 30+ amenities, and a price range that covers both a compact family home and a larger 3 BHK, without jumping to the Rs 1.96 Cr plus bracket.

The Location Test: Distance Is Not Commute Time

Mana Vista is well placed on paper: Whitefield at 12 km, Electronic City at 10 km, Bellandur at 8 km, Outer Ring Road at 7 km, Carmelaram Railway Station at 6 km, and Kempegowda International Airport at about 45 km, with a planned Namma Metro Phase 2 station near Iblur.

Distance is not the same as daily commute time on Sarjapur Road, especially at peak hours. Before you book, do the actual drive at your office hours, from the project approach road, not just from Sarjapur Road itself.

Check the internal approach road condition, and ask in writing about water source, power backup, and maintenance. These are the questions Sarjapur Road buyers raise most often, and they matter more over five years than a clubhouse brochure.

When Mana Vista Is Not Worth It

  • You need to move in soon. Possession is December 2030. If you need a home in 2027 or 2028, this timeline alone should stop you, unless the sales team confirms an earlier handover in writing for your tower.
  • Your total cost, after floor rise, parking, registration, and other charges, pushes the EMI beyond a level you can sustain through construction and after possession.
  • You need a 3 BHK above 1,700 sq. ft. Mana Vista tops out around 1,563 sq. ft. in the ranges above.
  • Your daily office is in Whitefield or north Bangalore, and the Sarjapur Road commute at peak hours does not work for you, even though the distance looks short.
  • You are buying only for a quick gain. The investment case here is slow and steady, not a quick flip.

Before You Book: A Short Checklist

  • Get the current cost sheet, area schedule, and payment plan in writing, for your exact unit, floor, and facing.
  • Check the RERA registration on the Karnataka RERA website. Yes, Mana Vista is RERA approved. Its Karnataka RERA registration number is PRM/KA/RERA/1251/308/PR/150325/007585.
  • Confirm the possession date in the RERA record, not just in marketing material.
  • Do a site visit at peak hours, and check the approach road, water, power backup, and construction progress.
  • Compare total cost, not headline per sq. ft., with at least two nearby projects from the comparison above.

A Slightly Positive Note on Investment

Mana Vista does not need a big investment story to make sense, and it does not have one. What it has is a modest, steady case. The entry price starts lower than nearby Adarsh Lumina at Rs 1.44 Cr onwards and well below Arvind Sylva at Rs 1.96 Cr onwards, so a buyer enters the Gattahalli and Sarjapur corridor at a lower ticket, with less money locked in from day one.

The corridor itself has the demand drivers that usually support a home over time: Wipro SEZ, Electronic City, Bellandur, and Outer Ring Road jobs nearby, plus schools, hospitals, and a planned metro station near Iblur.

Average prices in the Sarjapur-Attibele belt rose 71 percent since 2022, from about Rs 4,568 per sq. ft. in 2022 to about Rs 7,800 by end of 2025, with ANAROCK projecting about Rs 9,730 by 2028, according to a PropertyWala report citing Hindustan Times and ANAROCK. Those are corridor averages and projections, not a return promise for Mana Vista, and they will not help you if you need to sell in a hurry.

Seen that way, the investment case is slightly positive: a lower entry price, a job-led corridor, and a long wait that suits a buyer who plans to live in the home or hold it for years, rather than flip it. It is not a reason on its own to buy. It is a small plus, on top of a home that already works for you on size, location, and EMI.

Verdict

At Rs 1.10 Cr, Mana Vista is a credible entry into a gated, park-centric community in Gattahalli, if the 2 BHK or 2.5 BHK size works for you and the EMI fits. At Rs 1.44 Cr to Rs 1.69 Cr, the case narrows. You are paying for location, a high-rise format, and 30+ amenities, not for the largest home in the corridor. At that level, compare it directly with Adarsh Lumina for size and possession, and with Trifecta Veranza for entry price and open space, before you commit.

On balance, it leans worth it, slightly, if most of the checklist above checks out, and the total cost fits your monthly budget with room to spare. If the final cost sheet, possession timeline, or daily commute does not, walk away and use the same checklist on the next project. That discipline is worth more than any launch discount.
